A dacha retreat should bring peace, not anxiety at the sight of new cracks in the façade. In this project, engineers encountered a typical problem in suburban development: when a violation of simple drainage rules threatens the integrity of the entire structure.
Reason for contacting: “The walls are coming apart”
The homeowner noted progressive defects that could no longer be concealed by cosmetic repairs:
- Corner cracks:The most dangerous ones, signaling a loss of connection between load-bearing walls.
- Deformations of window openings:Places of stress concentration are the first to bear the brunt of a foundation’s tilt.
- Destruction of partitions:The interior walls began to move away from the supporting structures, disrupting the geometry of the rooms.
Diagnostics: When Water Becomes the Enemy
A technical inspection revealed that the root of the problem lay not in the quality of the bricks, but in the hydrogeological conditions around the foundation:
- Damaged blind area:Cracks in the blind area allowed rainwater to freely penetrate to the base of the foundation.
- Lack of drainage:During periods of heavy rainfall, the soil around the house became oversaturated with moisture, which led to heaving or subsidence of the soil, depending on the season.
- Stress concentration:Due to localized soaking, the corners of the house began to “sink” faster than the rest of the building, which caused the masonry to rupture.
Technical solution: “Surgical” suturing of walls with Stati-Cal
The goal of the work was to restore the structural integrity of the house. Instead of bulky steel belts and channels, a technology was usedStati-Cal.
Namely, the Stati-Bar spiral traction rods,High-strength rebar with a special profile. Rigid to support the walls, yet flexible to accommodate the building’s natural temperature fluctuations without the risk of rupture.
Reinforcement is placed directly into the brickwork joints. This allows the house to be strengthened without altering its architectural appearance.
Completed works and stages
The engineering team carried out a series of measures to “reanimate” the structures:
- In places where the most severe fractures occurred (corners and openings), spiral tie rods were installed, which “sewed” the separated parts of the walls together, returning them to their design strength.
- The internal walls were anchored to the external load-bearing structures, which prevented their further displacement.
