In this project, Georesin specialists solved the problem of restoring the foundation’s load-bearing capacity without dismantling structures or interrupting business processes.

Symptoms and engineering audit

The customer contacted us during the active deformation phase. A visual inspection revealed:

  • Vertical and inclined cracks on load-bearing walls are a clear sign of uneven foundation settlement.
  • Subsidence of the concrete floor caused equipment to become distorted and disrupted logistical routes within the building.

Technical analysis revealed a complex problem:

  • Hydrogeological factor:Long-term soil waterlogging resulted in the loss of the calculated soil deformation modulus.
  • Structural defects of the foundation:Voids (“lenses”) formed under the concrete slab due to the erosion of fine soil particles and the natural shrinkage of the uncompacted base.
  • Heterogeneity:The soils under the foundation had different densities, which caused subsidence.

Renovation methods used

To solve the problem, a combined injection strategy of Georesin geopolymer resins was chosen, which allows for precise and “surgical” work.

Deep Lifting Method

It was used to stabilize the foundation.Expanding under high pressure, the material fills the soil’s micropores, displaces moisture, and instantly compacts the soil. This creates a rigid “cushion” that absorbs the load from the building’s walls and columns.

Floor Lifting Method (Leveling Slabs)

Used to restore the geometry of the floor.The composition is introduced directly under the concrete slab, filling the cavities and restoring 100% slab-to-soil contact.The expansion force of the geopolymer allows the slab to be smoothly raised to the design marks, leveling the floor plane.
