When a residential building begins to “creep” fromcracks in the wallsStandard cosmetic repairs are not enough. In this project, engineers encountered a classic building hazard: prolonged soil soaking, which led to a loss of the entire structure’s load-bearing capacity.
Reason for contacting: Serious damage to load-bearing walls
The homeowner sought help when deformations began to threaten not only the comfort of living, but also the integrity of the building itself:
- Active crack formation:The walls, due to the foundation being uneven, became covered with a network of cracks running through the brickwork and deforming the façade.
- Violation of the geometry of openings:Windows and doors stopped closing, which also indicated serious internal stress in the walls.
- Building settlement:The areas of subsidence of individual corners of the house were visually recorded.
Diagnostics: Stormwater drainage problems and the treachery of clay soils
The technical inspection revealed a chain of factors that led to the emergency situation:
- Man-made disaster:Due to damage to the storm drains, water flowed unimpeded under the foundation for three months.
- Soil specifics:The house was built onclayey baseClay is extremely sensitive to moisture: when soaked, it becomes plastic, sharply losing its load-bearing capacity and shrinking significantly under the weight of a two-story building.
- Loss of rigidity:Uneven foundation settlement caused the bonds in the brickwork to break. The walls no longer functioned as a single, monolithic structure.
Technical solution: Stati-Cal System
After eliminating the cause of the subsidence (repairing the stormwater drainage system), it was necessary to restore the structural integrity of the walls. The decision was made to use a system of spiral ties and anchors.Stati-Cal.
Objective of the work:
- Connect the separated parts of the walls;
- Redistribute tensile stresses in the masonry;
- Restore the building’s integrity without affecting its appearance.
Methods and materials used
The solution was based on the use ofStati-Bar spiral rods:
- Material:High strength stainless steel.
- Form:The unique spiral profile ensures excellent adhesion to the mortar and gives the reinforcement a “springy” quality, allowing it to withstand loads without breaking the masonry.
Recovery process:
- Hidden reinforcement:Grooves are cut into the joints of the brickwork (horizontal mortar joints).
- Installing Stati-Bar:Spiral reinforcement is placed into the prepared grooves, which covers the cracks and creates a rigid “belt”.
- Injection:The grooves are filled with a specialized shrinkage-free compound that securely fixes the reinforcement and restores the transfer of stress between the bricks.
- Sealing cracks:The cracks themselves are injected with repair compounds to restore the tightness of the walls.
Advantages of the technology in this case
- Maintaining aesthetics:All reinforcement is hidden within the joints. After the grooves are sealed, the house’s façade appears untouched—no external steel plates or tension bands.
- No vibrations:The system is installed using a non-impact method, which is critical for already damaged, cracked walls.
- Durability:Stati-Bar stainless steel is corrosion-resistant, ensuring structural stability for decades.
- Restoring functions:By stabilizing the stresses in the walls, we were able to minimize distortions in the openings, restoring the functionality of the doors and windows.
The result of the work performed
- Structural integrity:The walls of the house are “sewn” with spiral ties, which prevents their further divergence.
- Voltage stabilization:The building once again functions as a single, rigid box, resistant to seasonal ground movements.
- Visual restoration:The cracks were sealed and hidden, and the appearance of the private house was completely preserved.
Using the systemStati-CalThis allowed for a comprehensive reconstruction of the dilapidated building without costly demolition or converting the living space into a construction site. Spiral reinforcement is a modern “surgical” method that addresses the root cause of masonry failure rather than simply masking cracks.
If your house has cracked after rain or a burst pipe, don’t rush to “plaster” the facade.Remember that a crack is only a symptom of internal stress.
