A well-built and modern two-story residential building with a well-groomed territory – it seems that such a property cannot have problems with the foundation. But even such houses have problems. so the owner discovered subsidence of the floor slab and foundation. Deformations developed gradually, but over time became more noticeable, which could lead to further uneven settlement of structures and deterioration of the technical condition of the house. It was with this description of the problem that the owner of the house contacted us.

The survey conducted by Georesin specialists showed that the main cause of the problems was insufficiently compacted soils under the building. Under the influence of operational loads, weak soil layers gradually settled, which over time caused deformation of the floor slab and foundation.

Engineering survey

During the inspection of the facility, our engineers performed a comprehensive assessment of the technical condition of the building, as well as examined the condition of the soils under the foundation and floor slab.

The examination revealed:

  • Subsidence of the floor slab;
  • Foundation subsidence;
  • Formation of cracks in the walls of the building as a result of uneven settlement;
  • Signs of uneven settlement of foundation soils.

The main cause of deformations was insufficiently compacted soils under the building and their uneven structure. Under the influence of operational loads, areas with weak soils gradually compacted, which led to uneven settlement of the base. As a result, the foundation and floor slab subsided, and structural deformations caused cracks in the walls.

Technical solution

To stabilize the building foundation and eliminate the effects of uneven settlement, a technical solution was developed using technologyGeoResin Deep Lifting & Floor Lifting, which provided for:

  • Strengthening weak soil layers under the foundation and floor slab;
  • Stabilization of the foundation by increasing the bearing capacity of the base;
  • Filling existing voids under the floor slab;
  • Restoring contact between the slab and the soil base;
  • Controlled lifting and leveling of the floor slab to the design position.

The principle of operation of the technology

To carry out the work, small-diameter technological holes were made in the floor slab in accordance with the design scheme. Packers were installed through them for the injection of geopolymer material into problem areas of the base soil. After injection, the polymer material actively expands, filling cavities, cracks and voids.

During the injection process, the material:

  • Fills existing cavities in the base;
  • Compacts insufficiently compacted soil layers;
  • Increases the bearing capacity of the soil base;
  • Expands to the required project volumes;
  • Forms a strong composite array that provides reliable support under the foundation and floor slab.

Thanks to the controlled expansion of geopoliticsThe team managed to stabilize the building’s foundation, restore the soil’s bearing capacity, and perform controlled lifting and leveling of the foundation and floor slab. All work was accompanied by continuous real-time laser leveling, which ensured control of structural movements with millimeter accuracy.

The full range of work was completed in 11 days, without the residents being displaced or the building being shut down.

All work was carried out locally through small-diameter technological holes, without large-scale excavation, dismantling of structures, or damage to existing finishes.

Result

The project included:

  • A comprehensive engineering survey of the facility was conducted;
  • The causes of deformations were identified and an optimal technical solution was developed;
  • The soil base was strengthened, the foundation was stabilized, cavities were filled, and the floor slab was raised in a controlled manner.

Thanks to geopolymer injection technology, it was possible to compact insufficiently compacted soils, increase their bearing capacity, restore reliable support under the foundation and floor slab, and eliminate the effects of uneven settlement.

As a result, the building received a stable foundation, and the foundation and floor slab were returned to a safe operational condition without performing large-scale excavation or construction work.

After completion of the work, the customer received a 10-year warranty for the work performed according to the contract.
